A targeted repair is the right call when the overall structure and covering of the roof are sound and the problem is isolated — a slipped slate, failed flashing, loose ridge tile or failed pointing on a chimney. A full re-roof becomes the right decision when the underlying felt is perished (water is getting in even when the slates themselves are intact), when there are widespread slipped or broken slates across the whole pitch rather than in one area, or when the roof covering is at the end of its useful life and requires repairs every year or two. Visible daylight through the roof boards in the loft is a certain sign. From the outside: visibly slipped or broken slates, cracked pointing on the chimney stack, open or displaced ridge tiles, moss and vegetation build-up in valleys, and gutters that are overflowing or pulling away from the fascia all indicate work that needs doing.
