Driveways across Ayrshire — resin-bound, block paving and tarmac

Each has genuine advantages depending on the property, budget and how the driveway will be used. Resin-bound is John’s most requested surface: it’s fully permeable (SuDS-compliant without additional drainage works), available in a wide range of aggregate colours, UV-stable so it won’t fade, and very low-maintenance — no weeds pushing through, no loose stones. It costs more per square metre than tarmac but looks significantly better and lasts well in Ayrshire’s wet climate. Block paving gives a premium, traditional kerb appeal, is fully repairable (individual blocks can be lifted and re-laid if there’s ever a failure underneath), and permeable jointing satisfies SuDS requirements. The base preparation requirements are high — and this is where cheaper block paving jobs fail, resulting in sunken or rocking blocks within a few years. Tarmac is the most cost-effective option for large areas, goes down efficiently and is very durable when laid on a proper base. Open-graded (permeable) tarmac is SuDS-compliant; dense tarmac is not unless it drains to a soakaway or planted area on your land. For most front driveways in Ayrshire, John’s recommendation is permeable resin-bound or block paving with permeable jointing — both look good, satisfy drainage requirements and avoid planning complications.

Generally no, but there are conditions. Under Scottish planning rules, you can replace a front garden driveway without planning permission provided the surface is permeable — meaning water drains through the surface itself rather than running off to the road or a public drain. Permeable surfaces include resin-bound aggregate, block paving with permeable (open) jointing, porous tarmac, and gravel. If you want to use a non-permeable surface — standard dense tarmac, concrete, or block paving with solid mortar joints — you’ll need planning permission unless the surface drains entirely to a lawn, planted border or soakaway on your own land rather than to the highway. In practice, John specifies permeable surfaces for all new front garden driveways as standard, which means planning permission is not required in the vast majority of cases. He checks SuDS compliance at the free site visit and ensures the surface specification is correct before any work is quoted — so you won’t find yourself in a planning problem after the job is done.

With proper preparation, all three main surfaces will give you 20 or more years in Ayrshire. The differences are in how they age and what maintenance they need. Tarmac lasts 20 to 25 years but can develop surface cracking from year 10 onwards on exposed driveways — surface cracking can be treated with a thin overlay before it becomes a structural issue. Resin-bound has similar longevity, doesn’t crack in the same way, and retains its colour better due to UV-stable binders; it’s the lowest-maintenance option of the three. Block paving, properly installed, should last 30 years or more — individual blocks can be lifted and re-laid if there’s ever a problem underneath, and periodic re-sanding of joints is all that’s required to keep it looking well. In all cases, the dominant factor in longevity is the sub-base. A driveway laid on a poorly prepared or inadequately compacted base will fail within a few years regardless of the surface material. John won’t cut corners on sub-base depth or compaction — it’s the part of the job the customer can’t see and the part that determines whether the driveway is still performing in 25 years.
